Why You Should Get an Inspection Before Listing Your Home

You’ve decided to sell, but is your house really ready? A home inspector’s green light will put your mind at ease and give you the edge in a competitive market.

Most homebuyers who apply for a mortgage also request an inspection. If you have bought a home before, you know this is a smart idea. Inspections can reveal hidden flaws and potentially pricey repairs. Most sellers wait for the buyer to request the inspection, however, there are lot’s of benefits to getting your home inspected before you put it on the market.

  1. Reassure prospective buyers. Providing a pre-inspection assures the buyer that no major surprises are in store. Though they still may want to do their own follow-up inspection, they will at least feel more comfortable about making an offer.
  2. Have a better idea of what to make your asking price. You usually determine your final selling price long before the inspector ever sets foot inside your door. This can be scary because you could be forced to drop the price significantly in the end if a major problem is uncovered. By getting the inspection early,  you can set your asking price accordingly and find out if you are in a position to play hardball if the buyers come back and ask for a lot of repairs or changes.
  3. Buy time and save money. If an inspector finds a problem during the home inspection, you may only have a few days to decide whether to make the repair or adjust the sale price of the home. If you get your inspection done ahead of time you can compare prices and treatment options from a variety of contractors.
  4. Prevent repeat repairs. When you are getting your home ready to sell, chances are you will try to fix a few things up ahead of time. For instance, if your toilet has not been flushing right, you may try to fix it yourself or pay someone to fix it. However, after the inspection, you could find that the problem was actually in your septic system. Get the home inspection before you start making any changes so you can invest your money correctly.
