Annie’s “Beige Flags” of Real Estate

We’ve all heard of red flags, but what about beige flags? TikTok’s newest vernacular, “beige flags,” is used to describe potentially harmless things that aren’t really good or bad but definitely make you pause. I thought I would hop on the trend and share some home features that make me want to take a closer look at any property that I am showing to prospective buyers. Read on and discover unique details that may impact your home-buying decision.

  1. All-White Everything: Walking into an all-white interior may initially feel fresh and clean, but it could be a beige flag. A monochromatic palette might hint at a lack of personalization or, in some cases, an attempt to cover up potential issues.
  2. Heavy Doors: The weight of a door might not be the first thing on your mind, but it can reveal insights into the property’s overall quality. Overly heavy doors might indicate a focus on aesthetics rather than functionality or potential maintenance concerns.
  3. Strong Scent: While a pleasant aroma can enhance a home’s ambiance, an overpowering scent could be a cause for concern. It’s essential to consider if fragrances are used to mask less appealing odors or if there’s an underlying issue, like mold or dampness. A sniff test can provide valuable insights.
  4. Built-in Shelves and Desks: Customized built-in features add charm and functionality, but they can also limit flexibility or even hide structural issues of a room. It’s important to assess the placement and design of built-ins to ensure they align with your preferences and needs.
  5. Zoning Changes: Frequent changes to the zoning of an area are another important feature to note. Even if the changes seem minor, they could impact the neighborhood’s character or, in some cases, the property’s potential value. Stay informed about any modifications to zoning regulations.

Remember that beige flags may not be deal-breakers but should prompt further investigation and consideration during the decision-making process. Keep an eye on the details; they can reveal more than you might think.
